This is how you will open all the exterior doors to the property and the amenities in the courtyard. Be sure to keep your app updated at all times.

KEYS

Every person will receive a key for their unit and bedroom. There is one mail key per unit which has already been placed inside your apartment. A fee will be charged to your account for any lost keys or lockouts. In order to access any packages located in a parcel locker, you will have to activate your account with parcel pending.

 

Maintenance Tips:

 

MAINTENANCE REQUEST

Let your roommates know when you submit a maintenance request. This is beneficial so everyone will be aware of any issues.

If you have multiple items that are in need of attention. please be sure to submit these as separate work orders.

“Permission to Enter” is mandatory when submitting a request. During normal once hours, if the door is not answered, our maintenance team have the right to enter the unit and announce themselves.

It is your responsibility to ensure that all smoke detectors are in working condition. If there is an issue, defect or malfunction, immediately submit a maintenance request. Avoid letting long hair, any plastics or papers to go down your drain.

Liability Insurance:

 

At 800 Block, liability insurance is required. If you do not provide your own policy, you will be automatically enrolled in our group policy with Foxen Insurance. While not mandatory, we strongly encourage you to obtain renter’s insurance as well. This additional coverage helps protect you, your roommates, and the building. Please update your information through your resident portal. Better safe than sorry!
 

About Your Home:

 

Trash chutes are located on each floor. It is required to break down any boxes before disposal.

You are more than welcome to rearrange any furniture, but do not remove any from your unit.

All utilities are included under your flat rate charge. You can attach things to walls so long as all holes are no larger than a dime. No painting!

Fill out the move in checklist form when you take possession of your unit and be sure that everything is returned to this condition upon move out. Make sure your TV is connected to the 800 Block PSK network with the password, “password”

 

About Your Lease:

 

You have an individual lease. This means that you are not responsible if your roommate fails to make a rent payment or abandons their unit. You can transfer your lease, if needed.

HOT TUB CLOSURES/QUIET HOURS

The amenities close and quiet hours begin at 10pm on Sunday-Thursday and 11pm on Friday & Saturday.

NOISE COMPLAINT?

AFTER HOURS EMERGENCY?

In case of fire, flood or lockout, call our after hours phone at 435-210-9850.

Smoking and vaping are not permitted anywhere in the building. You will be fined!

Be sure to check your mailbox and parcel pending notifications for any parcels!

Be sure to register any temporary passes on parkrule.org if needed! Call (435) 512-5003 for any questions.

NEED TO ENTER A WORK ORDER?

All maintenance requests can be entered through your resident portal app. Be sure to call the after hours for any emergencies!
